Vision

What started with a bold vision by Avista Chairman Scott Morris to create the five smartest blocks in the world becomes reality with the opening of the new Catalyst building and Scott Morris Center for Energy Innovation in the South Landing of Spokane’s University District.

The new Catalyst building aims to be one of the largest zero-carbon, zero-energy buildings in North America, as certified by the International Living Future Institute (ILFI). The adjacent Morris Center will be the heart of an innovative shared energy model called an Eco-District, where a centralized plant will power the two new buildings and additional buildings in the future.

The South Landing Project is a unique collaborative effort of diverse industry partners to create a transformative, real-world example of sustainable development now and in the future. The partners of South Landing include:

Avista

Avista is re-imagining the future of energy with our Catalyst and South Landing EcoDistrict. It’s the latest example of our 130-year rich legacy of innovation. What we learn will support a reliable, affordable and clean energy future for all of us.

McKinstry

McKinstry is continuously looking for ways to drive waste out of the built environment on the march to fulfill our vision of building a thriving planet. This exciting project has the potential to be a model for future developments across the country.

Edo

Edo enables two-way communication across the meter, empowering buildings and utilities to operate in harmony. Catalyst and the South Landing EcoDistrict is an innovative demonstration of how buildings can be designed for grid-optimal operations. 

Michael Green Architecture

MGA creates buildings and places that contribute to community wellbeing through innovation in sustainable architecture and developing carbon-neutral buildings with advanced wood construction. The Catalyst building is an example of how we can build a beautiful, elegant project that serves both people and planet in a meaningful way.

Eastern Washington University

Eastern Washington University is committed to pushing the creative and high-tech vitality of the region forward. Now, to better power local business and industry, Eastern will expand as the primary tenant into a state-of-the-art space never before seen in our area: the Catalyst building.

Emerald Initiative

Playing a key role in creating a vibrant learning and innovation hub that will continue to be an economic asset to the City of Spokane.

This collaborative effort demonstrates what’s possible when leaders from different industries work together to create transformative, innovative, new approaches to solving big problems. Sustainable development goals can coexist with more traditional metrics for affordability, operational efficiency and tenant comfort.

Eco-District

South Landing is a fully integrated development. From their inception, Catalyst and the Morris Center were designed with innovation in mind. That includes using innovative materials and construction techniques, and a new shared energy model known as an the “Eco-District” that uses a centralized plant to provide energy to multiple buildings. The Morris Center will also include a living laboratory where energy experts will gather to test new ideas for new sustainability technologies.

Both the Catalyst building and the Scott Morris Center for Energy Innovation have been designed from the ground up to interact with each other and to share heating, cooling, and energy generation and operate the buildings in a more grid-friendly way that could lead to a more affordable clean energy future.

South Landing is more than just another commercial development, it’s also a partnership with the local community. It is an extension of the city’s University District, Spokane’s innovation sector, and symbolizes the city’s continued emergence as a thriving urban economy. It will provide new opportunities to attract and grow new innovative businesses and enhance the economic and community vitality of the region.

South Landing is fueled by a public-private partnership between higher education and industry, providing hands-on, practical, and multi-disciplinary experiential learning for students and faculty. As the primary tenant, Eastern Washington University (EWU) is moving their Computer Science, Electrical Engineering, and Design programs from its Cheney campus, along with the College of Business and several College of Health Science and Public Health programs to the new Spokane location this fall. Additional programs, including Creative Writing, are also planning to call the new facility home in the near future. The South Landing partners have created a place where business and academia intersect to spark innovation, where today’s students cohabitate with groundbreaking companies who will be the employers of tomorrow.
